1. Agreement to Terms

By accessing and using LetCore (the "Platform"), you accept and agree to be bound by and comply with these Terms of Service. If you do not agree to abide by the above, please do not use this service.

2. Service Description

LetCore is a web-based property management platform designed to help landlords and property managers track compliance, manage properties, tenants, maintenance, and utilities. The Platform is provided "as is" and Operium Ltd reserves the right to modify or discontinue services at any time with notice.

3. User Responsibilities

• You must be at least 18 years old to use the Platform
• You are responsible for maintaining the confidentiality of your account credentials
• You agree to provide accurate and complete information during registration
• You are responsible for all activities under your account
• You agree not to use the Platform for illegal or unauthorized purposes

4. Acceptable Use Policy

You agree not to:

• Violate any applicable laws or regulations
• Infringe on the intellectual property rights of others
• Transmit malware or viruses
• Engage in unauthorized access to our systems
• Use the Platform for unlawful property management practices
• Harass, threaten, or abuse other users
• Attempt to reverse engineer or hack the Platform

5. Intellectual Property Rights

All content on LetCore, including text, graphics, logos, and software, is the property of Operium Ltd or its content suppliers. You may not reproduce, distribute, or transmit any content without prior written permission.

6. Limitation of Liability

TO THE MAXIMUM EXTENT PERMITTED BY LAW, OPERIUM LTD SHALL NOT BE LIABLE FOR ANY INDIRECT, INCIDENTAL, SPECIAL, CONSEQUENTIAL, OR PUNITIVE DAMAGES, INCLUDING BUT NOT LIMITED TO DAMAGES FOR LOSS OF PROFITS, DATA, OR USE, EVEN IF ADVISED OF THE POSSIBILITY OF SUCH DAMAGES.

7. Compliance with UK Law

LetCore is designed to help users comply with UK property management regulations, including the Housing Act 2004, Deposit Protection Regulations, and Energy Efficiency Regulations. However, users are solely responsible for ensuring their own compliance with all applicable laws.

8. Data Processing

Operium Ltd processes personal data in accordance with the UK GDPR and Data Protection Act 2018. See our Privacy Policy for details on how we handle your data.

9. Payment Terms

The Starter plan is free to use. Professional and Portfolio plans are paid subscriptions billed through Stripe; Enterprise plans are arranged directly with our team. For paid plans:

• Fees are billed monthly or annually at the plan rate shown on our pricing page, which excludes VAT
• New paid subscriptions include a 14-day free trial; no card is needed to start the trial
• Subscriptions renew automatically until cancelled; you can cancel or change plan at any time from Settings → Billing
• Payments are non-refundable except where required by law
• If a payment fails, we may reduce your workspace to Starter-plan limits after a 7-day grace period; your data is not deleted
• We reserve the right to change pricing with 30 days' notice

10. Termination

Either party may terminate the service at any time. Upon termination, your account will be deactivated and your data can be exported or deleted as per our Privacy Policy.

11. Disclaimer of Warranties

THE PLATFORM IS PROVIDED ON AN "AS IS" AND "AS AVAILABLE" BASIS. OPERIUM LTD MAKES NO WARRANTIES, EXPRESS OR IMPLIED, REGARDING THE PLATFORM, INCLUDING IMPLIED WARRANTIES OF MERCHANTABILITY OR FITNESS FOR A PARTICULAR PURPOSE.

12. Governing Law

These Terms of Service are governed by the laws of England and Wales. Any disputes shall be subject to the exclusive jurisdiction of the courts of England and Wales.
